Solving a Condo Financing Issue Before the Deal Fell Apart

My buyers were under agreement on approximately a $1 million condo purchase. We were moving through the financing process when an unexpected issue surfaced during lender review of the condominium documents.

On the condo questionnaire, a trustee for the association had incorrectly checked a box indicating the building had a structural defect.

That answer created an immediate underwriting problem. The lender denied the loan, which was understandable given the information provided.

The larger issue was timing and risk:

There was no simple “redo” with that same lender.
Appealing the decision could take time we did not have.
If an appeal was denied, it could potentially impact the association’s warrantability with Freddie Mac.
My buyers risked losing the property or facing major delays.

Switched Lenders - But With Purpose

Rather than wait and hope, I focused on facts and speed.

I researched every condo sale in the building over the prior 12 months and identified which transactions had mortgage financing. Then I reviewed public records at the Registry of Deeds to determine which lenders had recently funded loans in that same building.

A pattern emerged: one lender had successfully closed three recent purchases there.

Next steps:

I contacted the buyer agents from those prior sales.
I identified the loan officer who had already navigated financing in the building.
I connected my buyers directly with that lender contact.

This gave my clients a lender already familiar with the project and comfortable lending there.

My buyers switched lenders, the transaction moved forward, and they closed successfully. The closing was slightly delayed, but the purchase stayed intact and finished cleanly.
