I represented the seller of a home that received multiple offers. The seller accepted the highest offer, approximately $50,000 over asking price. The buyer was obtaining mortgage financing, so the property needed to appraise at or near the contract price.
As part of my normal process, I met the appraiser and provided a sealed information packet containing:
The appraisal came in below the List Price. Remember the accepted Offer was $50,000 above the List Price.
After reviewing the report, I believed the issue was not a lack of market support, but the comparable sales selected. The appraiser was not local to the area, used a different style home as one comparable, and included another property located in a neighborhood impacted by a gun club and high-tension power lines. Better local comparables were available but were not used.
The buyer requested a price reduction based on the appraisal. We requested a reconsideration of value and a new appraisal, citing the weak comparable selection, but the buyer declined. The transaction was terminated.
Rather than continue negotiating a deal that no longer worked, we moved to the next buyer from the original multiple-offer situation.
That buyer also required financing.

I had always provided the necessary information, but I changed how I presented it.
Today, I summarize comparable sales in the same adjustment format commonly used by appraisers, making it easier to review the data and understand the rationale behind the contract price.
Since making that change, I have not experienced another appraisal issue caused by weak comparable selection.
One important caveat:
A listing agent's role is not to tell an appraiser what a property is worth.
It is to ensure the appraiser has complete, relevant, and accurate market information.
